How it was worked out
- Loan amount. ₱2,500,000.00 − 20% down payment (₱500,000.00) = ₱2,000,000.00. (Home Development Mutual Fund (Pag-IBIG Fund), housing loan program guidelines)
- Rate. No rate entered, so a typical Pag-IBIG Fund rate of 6.25% a year is used: 0.5208% a month. Your lender's offer is the figure that counts. (Home Development Mutual Fund (Pag-IBIG Fund), housing loan program guidelines)
- Monthly amortisation. The level payment that clears ₱2,000,000.00 in 360 months at 0.5208% a month: ₱2,000,000.00 × 0.005208 ÷ (1 − (1 + 0.005208)^−360) = ₱12,314.34.
- Total paid. ₱12,314.34 × 360 months = ₱4,433,162.40, of which ₱2,433,162.40 is interest.
- Income needed. Lenders usually keep the amortisation within 35% of gross monthly income: ₱12,314.34 ÷ 35% = ₱35,183.83. (Home Development Mutual Fund (Pag-IBIG Fund), housing loan program guidelines)
- The schedule shows the first 12 years and the last; the other 17 follow the same pattern.
- The rate is fixed only for the repricing period you choose, then reset to the lender's rate at that time.
- Fire and mortgage redemption insurance, transfer taxes, registration and processing fees are left out.

Questions
Asked and answered.
How is the monthly amortisation of a housing loan computed?
Monthly payment = loan × r ÷ (1 − (1 + r)^−n), where r is the yearly rate ÷ 12 and n the number of months. A ₱2,000,000 loan at 6.25% for 30 years is about ₱12,314 a month.
How much can I borrow from Pag-IBIG for a house?
Up to ₱10,000,000, for up to 30 years, depending on your income, age, capacity to pay and the appraised value of the property.
How much income do I need for a housing loan?
Lenders usually keep the monthly amortisation within about 35% of gross monthly income. A ₱12,314 amortisation needs about ₱35,200 a month.
Is a Pag-IBIG housing loan cheaper than a bank loan?
Often, for smaller loans, because Pag-IBIG's rates for lower brackets are usually below bank rates and its terms run longer. Compare the actual offers, since both reprice.
