How it was worked out

  1. Spot cash. ₱250,000.00 − 10% = ₱225,000.00, plus ₱15,000.00 perpetual care = ₱240,000.00.
  2. Down payment and balance. 20% of ₱250,000.00 = ₱50,000.00 down, leaving ₱200,000.00 to pay over 36 months.
  3. Monthly payment. No interest: ₱200,000.00 ÷ 36 = ₱5,555.56 a month.
  4. Compare. Installment: ₱50,000.00 + ₱200,000.00 + ₱15,000.00 care = ₱265,000.00. Spot cash: ₱240,000.00. The difference is ₱25,000.00.
  5. If you miss payments. RA 6552 (the Maceda Law) gives buyers of real estate on installment a grace period and, after two years of payments, a refund of part of what was paid on cancellation. Ask the memorial park, or a lawyer, whether your lot contract is covered before relying on it. (Republic Act No. 6552, the Realty Installment Buyer Protection Act (Maceda Law))
  • The schedule shows the first 12 months and the last. The last payment absorbs the rounding.
  • Memorial parks often quote financing as a flat add-on rate rather than on the declining balance. Ask which, since a flat rate costs more.
  • Interment fees, the marker, vault and opening and closing fees are not included.

Questions

Asked and answered.

Is it better to pay a memorial lot in cash or installment?

Spot cash usually costs less because of the discount and no financing. Installment spreads the cost, and at 0% interest the only cost is the lost spot-cash discount.

What is perpetual care in a memorial park?

It is a fee for the upkeep of the lot and the park grounds for as long as the park runs. Some parks charge it once and some every year.

What happens if I stop paying for a memorial lot?

It depends on the contract. RA 6552, the Maceda Law, protects buyers of real estate on installment with a grace period and a partial refund after two years of payments; ask the memorial park whether it applies to your lot.

How much is the down payment for a memorial lot?

Memorial parks set their own terms. A down payment of 10% to 20% of the lot price is common, with the balance over one to five years.
